We are a hospitality management company, subleasing properties from landlords with properties of interest.
We pay higher than regular tenants to reassure landlords we partner with that our goal is to foster mutually beneficial good-faith business relationships.
We share common interests.
At Jorhar, our founding principles are honor (integrity), servitude (good-service), and honesty (good-faith, genuinity). We strive to be as honest and as precise as reasonably possible.
What exactly is in this proposal for landlords (Perks/Benefits for landlords):
1) Guaranteed rent every month (perhaps even early) since Jorhar utilizes business funding as opposed to regular tenants
2) Great upkeep (Weekly cleanings & inspections: hand back unit how we signed for it - eliminating ‘tenant turnover’). We keep properties so clean and well kept that landlords can (theoretically) lease properties back out the very next day after lease termination
3) We plan on renewing leases for years (landlords do not have to worry about finding new tenants after an initial lease runs out)
4) Some landlords pay for property managers: “We’re paying you, [in order for us] to manage your property for you”
What exactly is in this proposal for us (What we are asking for):
1) A corporate lease (an AirBnb Rental Agreement which we provide)
2) We intend to work with third party applications such as AirBnb, Booking.com, and Vrbo. We w with corporate employees, with a targeted customer base of interest is high-ticket, luxury clientele who come into specific areas of interest for work and travel (like vacation nurses, vacation families in general, etc.)
We also background check all of our clients and do not allow parties, kickbacks, or get-togethers in any capacity. We position security cameras on the outside of properties under management as well as smart locks on all of the necessary doors (front door, back door, room doors).
Our current business model requires us to manage and sublease properties with third-party applications, renting out individual rooms or units rather than subletting entire properties.
In other words, we constantly and consistently search for lucrative mutually beneficial business relationships according to the market.
Landlords (presumably) look for reliable and reasonable tenants that will work diligently to maintain the value of the landlords’ properties as if it were their own. Jorhar has ample financial incentive to return a landlord’s property to them in better condition than they handed it over to us as.
